| Below is a brief summary of the deed restrictions. Please review the full set of restrictions for detail.
- Tracts shall be used for residential and agricultural purposes.
- All residences must be constructed on site. No modular or pre-manufactured homes shall be permitted.
- Minimum square footage is 2000 square feet for a single-story house and 2400 square feet for a two-story house.
- A home site may have a guest house or guest quarters located within a barn. However, the guest quarters must be built at the same time or after the main residence has been constructed.
- There is no time limit to begin construction of the main residence after purchase of a tract.
- Construction of the main residence must be completed within 18 months after beginning construction. The exterior of the residence must be completed within 6 months of beginning construction.
- Raising of livestock and poultry shall be permitted; however, commercial feed lot type operations are prohibited. The number of animals allowed is based on the number of acres owned.
- No retail, industrial or commercial construction is permitted.
- Home-based businesses which involve use of office space that does not exceed 1000 square feet and which involve no retail or wholesale sales of products are permitted. Signs for businesses are not permitted.
- All utility lines shall be underground.
- Homes shall be set back a minimum of 75’ from the front property line and 60' from side and rear boundaries.
